How to Choose the Right Land Before You Build a Home

Thinking about building your own home? One of the biggest decisions comes before the slab is even poured. Choosing the right block of land is just as important as choosing the right builder. The wrong block can lead to costly surprises, design compromises, or delays you never saw coming.

Here’s what we always suggest people look out for before they buy land and start building.

Check with council before you fall in love with a block

Some blocks might look perfect on the surface but come with a whole bunch of rules underneath. Local councils have planning controls that can affect where and how you build. Things like setbacks, height limits, zoning, bushfire risk, and environmental overlays can all come into play.

Always ask for the section 10.7 certificate and have a builder or planner take a look before you buy. It could save you from a world of headaches later on.

Think about the way the land faces

Orientation matters more than people think. If the block allows for north facing living areas and outdoor spaces, you will enjoy better natural light and energy efficiency year round. Blocks that face the wrong way can feel dark and cold, and end up costing more to heat and cool.

Watch out for tricky slopes

Sloping land can create amazing views and interesting designs, but it often means more site costs. Retaining walls, extra foundation work, drainage, or split levels can add up quickly.

It is not a reason to avoid sloped blocks altogether — just something to factor into your budget. Get some early advice before you sign anything.

Check for services and access

Some blocks, especially newer ones or semi-rural land, might not be connected to things like sewer, power, water, or NBN. Running those services can be expensive, so it is worth confirming what is already there and what still needs to be done.

Also check how easy it is to access the site. Big machinery needs space to get in and out.

Pay attention to soil, drainage, and the ground beneath your feet

What is under the grass matters just as much as what is on top. Soil type, drainage, and any fill or rock can all impact how your house is built. You might need piering, better stormwater systems, or slab upgrades depending on the site.

A basic soil test and contour survey early on will help you plan and budget properly.


Don’t forget to think about lifestyle and location

It is easy to get caught up in the technical stuff, but think about the everyday side of things too. Are you close to shops, schools, public transport, or work? Is the neighbourhood one you want to live in long term? Even if the block is a bit more expensive, a better location can make all the difference to your daily life and long term resale.
